Hi @Ambica Pilli We can typically go up to 75% LTV and allow for up to 90% CLTV for multifamily. Property must be 70% occupied and 1+ DSCR. We can consider negative DSCR but need comp factor like experience and reserves. This would be a 30-year fixed loan with no balloon. I would love to provide a conditional term sheet, lets connect!

@Rob Austin I agree with the other comments. Your best option would be if you have a partner that does have a better fico score. Is the subject property in your personal name or entity?

@Guillermo P Manso Atlanta is a great location and I agree with @Lateefah Mathews about the MTR comment. Less maintenance and regulation could be a better option. When it comes to financing, we provide some flexible loan options. We also have loan programs for foreign investors with no US credit for up to 50% LTV and can typically close between 30-45 days. @Julian King 75% LTV is doable with a 650+ fico and we can look into an appraisal transfer if you have a recent report. If that doesn't work, we would have to order a new report.
