@Brent Campbell Smaller loan amounts like that can definitely be tricky since a lot of lenders have minimums around $75–100K. Some will go lower if it’s part of a blanket or portfolio loan, or you could consider a cash-out refi on another property to free up funds. @Angela Davis Birmingham and Cleveland are solid picks—lots of investors chasing cash flow in those markets. You might also want to check out Memphis and Milwaukee. Both have relatively low entry prices and decent rent-to-price ratios, which can make the numbers work well for remote investors. Curious to hear what others suggest too!

@Derek Wilson Nice job on the STR—sounds like you're in a great spot to level up into multifamily. When it comes to financing, each option has its pros and cons. Conventional loans usually give you the lowest rate, but come with a ton of paperwork and income verification. Hard money is fast and flexible but expensive—usually interest-only and short term. DSCR loans are a solid middle ground. They're based on the property's cash flow, not your personal income, so they're much easier to qualify for than conventional, but not nearly as costly as hard money. You could also do a DSCR cash-out refi on your STR to unlock funds for the next deal. Might be worth running the numbers depending on your goals.

LTV usually depends on credit, but you can typically go up to 75% if your FICO is in good shape. I've also got access to lenders with low or no prepay penalties if you want flexibility.
