@Michael O'Neal I purchased a four plex that I am house hacking a few months ago. I have a great job in tech but it is in a small town. My Fiance is graduating school and has a job in Kansas City where I will be moving to! I am just planning to put it under management. I have already talked to the bank and there is not an issue.

@Kris L. Zillow is going to be your best bet. It is most likely the one people are going to check first. The interface is super nice too. But listing properties on those sites are easy I would suggest doing all of them. Also check your local facebook classified groups, people jump on those because it is right in their face.

I recently bought a fourplex that needs some work done to it. This work involves hauling large materials such as lumber, drywall, and much more to the property. Unfortunately I cannot fit these materials into my small sedan. This is why I have considered purchasing a truck. I am just needing a truck that can haul these materials and get good gas mileage.

My question is this: although I do not have this property under a LLC or personally have an LLC. Because I would purchase a truck for the use of my small business, is this a tax deductible purchase?

@Terry Garrett I would look into what the cost difference would be switching into a conventional loan on your FHA property, if that is even allowed, I am not sure. But, for future properties I would suggest looking into a conventional over FHA knowing that PMI is not forever on a conventional. Of course always shop around and crunch the numbers but that is my $0.02, best of luck!

@Terry Garrett I would look into going with a 5% down conventional loan. With FHA, PMI is paid for the entirety of the loan, with conventional loans you can get out of it whenever you cross the 20% line. Also you don't have the living and reserves restrictions.

I have just purchased a quadplex a week ago and a tenant is wanting to break her lease. She is in the biggest unit that rents for the most ($925). She wants to leave because her sister is no longer helping her with rent and she is struggling financially. My plan was to save this first year and renovate the units as people move out but with her moving out this soon I am worried I can't renovate it the way it should be done and not get it rented. She had just signed a year long lease in September. I am house hacking this property and living in the unit next to hers. Any advice for how to handle the situation?

@Shannon M.P. Lewis . Congrats on the deal! I am from Kansas and have been through topeka many times. How did you choose this location and how long did it take to sell? I think Topeka would be a rough market to renovate in.
