Does anyone know any local State Registered Structural Engineers in Cleveland Ohio that specialize in residential? I have a triplex where the third floor needs an assement of loading capacity so I can legally convert the third floor into a dwelling unit.

The reason they denied me is that they said I have "insufficent credit history " even though I've had a credit card since I was 18 (now I'm 24) and I have a 100% payment history. Ive heard that freddie mac has an automated underwriting system in which that process the loan and not someone else.

Could use some help on this one.
Got an offer accepted on a triplex for 148k, looking to use the home possible mortgage from Freddie Mac to finance with 5% conventional loan. GOT DENIED.
Idk how I got denied, I have a 720 credit score, 25k student debt which I havent missed a payment for and my Debt to income ratio os 20%.
Would anyone suggest using hardmoney then trying to refinance into a convention loan later? I have about 20k to work with here.

Listsource.com is a great website to find addresses based on any criteria you are looking for. I prefer to target absentee owners and love the polygon tool in geography to map out a specific location of where I want to send letters too. You will have to register an account and have to buy the lists in order to use them.

Keep on submitting offers! Getting rejected once and then not pursuing may not get you a deal, but if you are persistent enough and keep on trying you can accomplish anything!

I would suggest going the small apartment complex route, more units give you better cash flow and the ability to scale at a much faster rate. You also don't have to depend on 2 doors for income. Look to go in on the deal with someone that has experience and can help you learn to manage at a much faster rate than you would on your own.
