@Jimmy Lieu Every year is a good year! It's just the work of finding the deal, they are always out there. Like many great have said. The market does not affect your investing abilities.

@James Wise I want my first to be a quad so I can house hack and cash flow positive while living in a 4 unit. Also as an owner occupant I can purchase at a lower down payment.

This is fantastic information! I am looking to go this route but was trying to fill the gap on financing! All I need know if a 4 unit I can get my hands on. I've been sending direct mail to 4 unit properties I have identified by driving for dollars, any advice for finding off market 4 unit building in Cleveland?

@Benjamin Kennel FHA all the way! It gives more wiggle room for repairs on your first property in case any unexpected occurances may happen when you buy. I would reconsider talking to your wife and convincing her it will only be ten loving in a duplex/triplex and that the end goal will be expdiated by house hacking!

@Kory Musser Stella is a great tool for managing your rental properties. You can link bank accounts. Share documents and it gives you fantastic graphics to show performance of your portfolio!

@Harry Holmes Welcome to BP! I am in a similar boat as I am a consultant for Wastewater treatment plants, except I dont like my work and want to get into real estate development!
