Does anyone have an assignable purchase agreement and an assignment contract that are applicable in the state of Tennessee?
I've seen a couple on the Biggerpockets Files page but they do not indicate if those contracts are compliant and legal in the state of Tennessee.
If you have one to share, I'll be happy to help you out as well. My background is in sales and marketing, so let me know if you need any help or another set of eyes in those areas of your business.

Hi BP,
I currently have a real estate license in Holding in Illinois, but have recently moved from Illinois to Tennessee with no plans of going back.
I'm working on acquiring off-market properties for buy & hold, Fix & Flip, and potentially some assignments. My marketing consists of having a VA cold call, cold text, and I do warm email follow-up to the leads we've talked to.
Admittedly, I'm a data-driven person and like to be "in the drivers seat". With that said, I'm considering getting licensed in the state(s) where I intend to be active and hold/flip properties. (Currently that is only Tennessee, but will definitely change down the line)
Do you think it is a good idea to get licensed in the areas I'll be active in, yes or no? Please elaborate on why you say yes or no.

@Geoff Schroeder if you know the cap rates that investors are looking for in your market, and that's what your sale price matches, I think that's a good move.
Also, as an investor that's currently looking to house hack a duplex, I think filling one unit and leaving the other one vacant is a good idea. For a guy like me, that would be a big "green light".
Is this in Knoxville TN by chance? 😆
(Keep in mind I am someone just getting started on this investing journey. I don't have years of hands-on experience yet)

Thanks for the feedback so far everyone. I will keep looking for a 2-4 unit that works for my numbers.
Also, today I went to lunch with an experience flipper in Knoxville who has personal capital available and he offered to JV with me on any deals I can find, so that helps!

As a follow up, just to clarify, I did not expect it to cashflow $330/mo while I lived in one side. That CF number is when both sides are rented to tenants.

@Caleb Brown will do. I will ask my agent to send some data on what the market has done since the fed hiked rates. My view is/was that prices would be dropping nationally, but I'm now seeing that that is not necessarily the case in all markets
