I am an investor as well as an agent that works with OOS investors in Indianapolis.  I am happy to connect with you and also send you my network of vendors as well.  With small multi-family, be careful with the neighborhoods in Indy as it is very street by street in some areas.

That area is my Favorite!!! I am in the middle of finishing 2 flips there and have 2 long term Holds there as well. The town of Speedway itself is difficult because of the price points, but it has a really good ROI. But, all of the areas around there are starting to develop as well. I will PM you so we can talk.

Do you live in South Bend?  If so, you should know the areas.  Buy close to Notre Dame and the nicer areas for game days, graduations, and families visiting.  Find a realtor that knows the transitioning areas, there are a lot of "not-so-nice" areas in South Bend that would not work for short term rentals, but there are also plenty of great neighborhoods.

Alex, you are in the perfect location and the perfect career.  You even graduated from IU so you have access to some awesome loan programs from IUCreditUnion.

Keep your job and connections to buy a house, then rent out rooms to traveling nurses.  That is a booming business in Indianapolis.  You know that IU Methodist is building their new building with 900 beds.  The neighborhoods around there are prime for your strategy.

Would love to get you connected to some people that are doing this strategy in Indianapolis.

I have one in Brownsburg that is similar, but there is a house and a converted garage on the same property.  I estimate high of what the bill would be and put it on their lease, I have not had any issues this way and if the water bill goes up, I will increase on the next lease.  Here is my simple wording.  

"In addition, a fee of $40 is added per month for shared utility of water, sewer, and trash."

@James Wise, so I am not sure which side you are arguing for.  I thought that your complaint was that sellers were not letting buyers in to do a tour and buyers were not able to do due diligence.  I was telling you how I get offers accepted for my buyers and still protect them to do their due diligence.  I have closed 60 transactions just this year for my investors using this method, and am able to get them out of the contract if needed -- not sure how that shows lack of "seriousness".  As a listing agent, I also use the same method and have closed several on that side this year as well.  There are plenty of ways to do business in this industry.  Happy to help anyone interested in the Indianapolis area.
