Overall, Indianapolis has much more economic diversity and a larger tenant base -- but it really depends on the area if it is a good deal.  Both Harvey Levin and Nick Guilioni that commented on this post are great local resources to consult.

Great thread!  Lots of great ideas for you.  I am in Indianapolis and would be glad to discuss this area with you to compare to other markets.  

I also like the conversation of the Core 4.  My opinion is that the property manager is the most important person on your team.  They are the ones that are going to vet your potential tenants to get long term tenants (you lose your money on the turns) and keep up with small maintenance issues so that they do not turn into major money-draining issues.

As a realtor, if I know my clients are working with others, I still work with them and send them properties, but they do not get my best off market deals.  Those are reserved for the investors loyal to me.  I realize that I am only 1 person though and can't find every deal, and encourage my clients if they find wholesale deals to bring them to me and I will help them work them up.

@tim dunlop -- I am in the same boat but in a much smaller scale -- I had a GC do a flip and it was great, made money right away. In the middle of a project now, decided to do it ourselves and it is taking forever.  You are bleeding money!  Call Nick Guilioni - he is a great local resource.  I also would be glad to talk to you and get you connected with some local contractors and lenders if that is what you need.  Great advice from everyone on this forum -- now you need to JUST DO IT!

Thanks Mike -- I am always fascinated by the data-- I currently have someone helping me break down this info by price point and smaller areas and then watching trends from last two years to see if there are certain areas that tell a different story.

@Megan Nunnery -- You are asking all the right questions.  Keep learning based and you are going to far.  My sister started out "house hacking" living in one side of a duplex, renting out the other side, and worked her way up to 3 duplexes, a single family, and an AirBNB, just rolling the money from each one into the next.

There are lots of lending options too -- age doesn't matter, credit score and job history does.  I have one of my properties with seller financing and the rest with traditional lending.

I don't know where in Indiana you are, but i am in Indianapolis and would be happy to send you some investor friendly local lenders and a seller financing company if it fits for you.

@Adrian S.  -- Good to know, sounds like you have a much more detailed scope of the NW Indiana area.  Do you just do investing yourself, or do you help OOS investors as well, may I send investors interested in the area your way?
