What is a deal (from a banks standpoint)?

Make sure the house has a roof and 4 walls!!! Also, remember that a tarp does not count as a roof :lol:

check with a broker in your area. I am pretty much withdrawn from the US market, but if you are in AZ I can probably point you to someone who can help you find what you are looking for.

the trust is set up through a Notario (Notary Public) which is determined by the lender/broker you finance with.

It is actually just a bank trust, which is the only way the lender can protect itself. You still enjoy all the rights of property ownership, just as you would here in the US, and the bank cannot do anything to the property without your written authorization. Setting up the trust is one of the easier parts of the process which usually involves around a 90 day Close of Escrow (COE).

I will answer with a question: What makes a property in this country more desirable than another for you? Its really just a matter of personal opinion. The "Restricted Zone" simply means that if you are NOT a Mexican citizen then you can not own property in that area outright, via a deed. Instead we use the method of setting up a bank trust.

Most conventional lenders no longer allow seller carry backs behind their financing. The ones that still do are usually limited to 5% on a full income/asset disclosure deal.

Hell, most lenders have lost their warehouse lines of credit and are not even doing subordinate financing anymore...

I can give you a few lenders who still provide carries if you PM me.

edit: some of my lenders may be west coast only though.
