i talked to a title person here in placer/roseville, & she said the seller can challenge the sale up to 7 yrs later. She even had one where there was af federal lien that wasnt supposed to go with the property, but did after someone bought it

surely its a big pond now. We have lots of ponds right now all over the place. Question: in the current rising market in this area, whats working best? Wholesales, fix/flips, seller finance, shorts, auctions, lease options?

cool. Could you share the bids you got, maybe which contractors you did/didnt like (probably msg me)? There are some reo's up here that definately need rehab. My estimates are 50-75k. I guess i need to get off my butt & get real estimates

is that property mgr & taxes correct for the area? Even the insurance seems high. I thought rentals are <$800 usually around 750/yr. oh remember your getting debt paydown. Its not cash but is building equity

id agree with a previous poster: landlord has a lot to lose, so change them every year at end of lease & also you should use the replacement of them during your 6mon inspection. Just better safe than sorry

 Very interesting. You worked in nor cal for a while too right? Ive sent a small mailing on plain white paper and gotten an ok response (2%), but they are no strangers to tools like zillow.
