yah ditto. It just shows the spining icon.  Im tryn with a jpeg too. Maybe i'll try to reduce its size even more

yah those never teally add in commisions. Yancy's cant include labor at all so his #'s dont add up. The flip or flop may have more accurate contractor/flip prices but its funny how at the beginning they think it will sell for 500k, then at the end they list for 600k. Uh terrible at ARV or isnthe market bailing you out? Their budgets at the start is usuall 2x by the end of the show.

The 3 day hgtv's, be careful, their are sime project mgrs who work for the producing companies lurking here ;) i know they can piss off the neighbors working so late, & i have heard they have cut a few corners but came back & fixed them after the weekend

new doesnt mean everything was done right even in ca with permits etc.  my friends house, bought brand new, a year later his upstairs window was leaking badly & they had to rip it out & replace it all. Oh oh, up here off 12bridges the homeowners sued the builders of 100s of homes because the stucco was less 1/2" think & started falling off & all sorts of windows were leaking (maybe thinner stucco, i'll try to find a story on it, but it was so thin you could push on it & it would flex)

If you walk it yourself, take lots of time, take notes, & ask questions & buyer beware

i have a "escrow" acct for my house for taxes & insurance. I think thats the confusion because its not really escrow-for-title but a holding acct by bank to get taxes/insurance (though called escrow on my statements). I do pay the bank the piti, then an amt goes to that escrow each month. If new sub2 owner gets a better insurance rate or taxes go down (they did on mine during slump) then a "excess" check can be issued (happened 3 times to me, so its a fact). Yearly they do estimate what my insurane will be & taxes, so they can/do adjust my piti for the next year.  How does new sub2 owner get that check since it would likely(?) be written to borrowers name. I have read (maybe wrongly) that is what a specific-poa is for
