Hello and welcome from another Denver investor/broker. Make sure to check out our monthly meetings that we have been putting together, very informal and so far have been good people.

The VA program is amazing, you should take full advantage if you can!!!!!

Not sure if you will be back from deployment in time, but 4/22 is when the next meeting is scheduled.

Just put the meeting on the 22nd in the calender. Curious to see how everyone has adapted to this market that changed so quickly.

I would get on the phone with every portfolio lender in your area, and see if they offer a product that helps your situation.

Here in Colorado I have lenders that will write a conventional loan at 3% down no PMI if you are a first time home buyer. They would have no problem writing the loan with 1 year 7 months history assuming 640+ credit. This is just one example of a portfolio product.

Welcome from another Denver investor. Our market is one of the most exciting in the nation right now, the amount of growth we are seeing right now is crazy.

There is a small group of us from Denver that try and get together once a month or so, and talk strategy. This site is a wealth of information, but most of the rules of thumb on the site (50%/2%) almost never apply in our market.

Depends on your market and the area.

One of my current rehabs that I'm doing got $50 psf on the way in on the appraisal for a dingy gross no window finished basement. A monkey could finish a basement for less than $50 bucks a foot.

Huge bonus in this area to have a basement. Keep in mind the above grade here will be going for $300 psf.

Seems like a ton of people from Colorado joining all the time.

Just did a deal in Parker, not all the way to Elizabeth but in that direction.

Some of us in Denver get together once a month, and just have a casual meeting and talk about REI. I have meet some good people there.

I also attended the Summit that Bigger Pockets puts on, held here in Denver. I learned a ton in the 2 days I attended. Highly suggest picking up a ticket.

I would also think about the unrealized gains by adding the 2 car. In my area, my typical rental gets 7500 on an appraisal, and about 15k for a 2 car. So really your making 2k, and commanding more rent from the 2 car. This depends on the house/market you are in however

3 showings is nothing. Here in the current market we are seeing 10-20 showings a week, so I can't relate to your scenario. If I think it is priced right I would let it stay, if I think we were being aggressive with the price I drop it after 2-3 weeks.

This is a conversation I have with my client beforehand however, if they tell me they wan't to list is at a price higher than what I suggest. I tell them going in I will take the listing at that price, only if at 3-4 weeks we reduce the price if we are not under contract.
