Now that the market has turned here in Denver it is not that hard to make 100k plus using the over simplified figures that this article quotes. I target properties around the 350k ARV mark.
I've been working on listing properties for a local investment group, and in 1 month I have worked on listing and selling 4 properties and while I don't know the eaxact cost of their financing/rennovations as they use tons of private capital, but I know what they are getting in and out for.
Based on my knowledge of costs of rehabbing in the local market, they made 100k+ on each of the deals, 3 of the properties were listed at 350k, one at 450k. Here you can make a ton of money, just not with a 190k ARV

I have a different strategy than most on here, as I really am more of a rehab-er lately. I buy unrenovated properties in hot parts of town and create value with extensive high end remodels.
My current renovation I purchased for $156 psf, and will exit near $300 psf. I am doing the retail renovation as this is where the real value is created with my model, but until the market slows down I am holding these as rentals as I still cash flow plenty.
Most guys on the site here just do lipstick renovations for rental purposes, so my model does not work for them.

Sounds like you are working hard to make some money, this seems to be a common trend around here.

HML is not the same as an all cash offer, and I have found you will find some resistance depending on the situation.

I'm in, and it would be great if we could start establishing a consistent schedule just so we could pencil it in at least.
I really want to start meeting with some like minded individuals without all the up selling that comes along with most of these so called "investor" meetings.

Do we have a date for the next meeting? I would love for this to develop into a consistent monthly meeting, I have talked to 2 more that are in for sure for next month.

Great to meet everyone last night. Hopefully we can get a few more to attend next month, I know a few off the top of my head that would like to join for sure.
We should make this a monthly meeting, I'm happy to take the lead in coordinating and promoting these .
Continuing our discussion on hard money we had last night I had a great meeting with the principal of a Denver based private equity group this morning. I liked what they had to say and had a ton of applications for people like us. I will share what they had to offer at our next meeting.
