There seem to be quite a few of us from Denver on here.

The amount of info on the site is great, I started actually getting involved last year after the summit held here in Denver. I plan on attending again.

You missed our monthly BP meeting yesterday, so plan on coming out next month. Good Denver people, and have already done some deals with people from the site.

Appraisers don't typically give anything for new windows around here.

However a buyer may notice them and buy the place. I try and never replace the windows unless absolutely necessary , because you typically don't see that back.

On my current rehab we are doing an complete gut to the studs, in a high end neighborhood. We built new windows into the budget because the original windows would have looked so out of place and made people question the quality of the Reno. I still do them, but if I do its because it needs to be a part of the Reno, and we have budgeted for it from the beginning .

The answer is yes, but you will need to pay for the data.

A good friend woks for a company based here in Denver called Blackbox Logic LLC, and they are not the only ones that offer a service like theirs.

The use crawlers and compile recent data, and offer this data at a fee. They do not work in all markets, but I imagine that there is a service like theirs in most major markets.

Here any good HUD's go for over list.

Do your due diligence and decide where your comfortable/still is a good investment.

I have used plenty of 2 part epoxy flooring in my personal garages(I am a huge car nut).

They are extremely durable, however the Rustolem kit is water based. Very cost effective and durable, however I have no experience with a water based kit.

In the high end garage world everyone suggests a 100% solid kit, not water based. This is all I have ever used, But these end up being much more costly. If you do a solid kit, and prep the floor properly you will struggle to even remove the coating if you want to remove it. I will have epoxy floors in my garage for the rest of my life!

Just food for thought, but I have never paid anything for a lead as a broker. I have paid referral fees many times, but that is when the deal closes.

There is no way I'm going to pay any upfront fee, when I take on a new client they are an expense until we close. I don't think anyone in my office would pay an upfront fee either.

I typically give all of my clients, and tenants that I actually like a gift, usually something in the $25-50 range if I have a good year.

I always make sure its branded however, I've done branded bottles of wine a few times. It's a marketing expense, if I do 1 additional deal, or keep a tenant there because we have a good relationship it pays for itself many times over.

Hard money is not cash, and this is a common mistake.

If you have the cash to pay for it and deposit the hard money into your account.

I would be upset with my broker that didn't know that hard money is not cash, although this is common even for brokers.

I wish you luck in your 30 listings in 30 days, but it's not realistic.

How any people do you have working for you? Are you just getting the listings and sending them on to you team?

We have a broker in our office that does exactly what you are talking about, and all he does is get the listings by cold calling for 10 hours a day. He meets with the clients, and brings a broker that he employs that does all the work involved with listing, and selling.

So far this year he has done about 70 deals, so by the end of the year he will have done about 80+/-

He is very successful, but there are costs associated with that. He has a team of 4 do do 80 deals. I think he has closed about 25 million this year, so his gross is about 625,000 before expenses.

My guess is after expenses he makes about 350-400k this year.
