@Dan Baran Hey Dan! I closed earlier this year on a house hack just 15 minutes northwest of Union Station in Denver, and had originally considered renting out of state previously because i didn't think the local denver market could work.

Boy, was i wrong. The really cool thing about house hacking is that it's FLEXIBLE and there are many creative ways of succeeding at it. I never thought I'd start my RE investment journey through house hacking, but i'm so glad I did because not only are you living for free, but you're also saving on rent and learning the ins & outs of land lording, home maintenance, book keeping, contractors, and so much more. Many of the successful people of BP have househacked into where they are now.

@Craig Curelop was my agent and not only is he a great resource, but he's a practitioner of what he preaches. Plus, he's also living the van-life! Another agent who works with house hackers is @Dan Mackin (not sure why i cant tag him), and I've heard he's quite knowledgeable as well. just my 2c!

Hi all, I'm looking for a tax accountant who knows the ins and outs of filing taxes for RE investing, house hacking, and rent-by-room (bonus!). Will definitely need someone for 2020, but also wondering if it's necessary to have someone file for my 2019 tax year?

Additionally, I have a few other questions specific to the property I closed on in mid-January 2020, so if anyone has any recommendations of people they've worked with, or are currently work with please reach out and let me know.

So as I prepare for closing on my first house hack (hooray!), I have been digging into various types of flooring to replace the current and disgusting carpet with. 

When it comes to prepping a home for renters, versus a "forever-home", do you consider the quality of material when making cosmetic updates? More specifically -- considering volatile organic compounds (VOCs) in LVP and laminate, and the health effects that could come with exposure to the VOCs. 

Let's be real for a second: LVP and Laminate flooring alternatives look sleek, trendy, crisp, and clean... and make economical sense when comparing to hardwood/bamboo. LVP and laminate flooring appeal to the general masses when marketing rentals online and in person. BUT, the downside of those flooring types come in when we dig into longterm exposure on health effects. It seems that health risks are slightly less concerning to the overall-healthy individual, but what about the more vulnerable populations (immunocompromised, children, pregnant, elderly, etc), and those who are renting a home for longer term?

Does it make sense to update flooring with Greenguard Certified flooring? Or just to go with the flooring that costs the least $/SF, and makes most economical sense?

Really curious to what my fellow BP community things! My background is rooted in public health and nutrition, so I can't help that my brain defaults to health-related topics - ha! Sorry not sorry.

That’s a great point! I’ll have to add that, as I’m still working on mine. The last property U was under contract for exceeded the “single family” occupancy definition, so I backed out.

However...I’m back under contract, and getting a lease agreement underway.

By the way, your medium term rental link was a good read! I love hearing how investors in the Denver market can still make things work.
