@Keeten Rippy to learn more about real estate investing, I would recommend the books "set for life" by Scott trench and also "the house hacking strategy" by Craig Curelop. If you want to become a real estate agent, chat with some realtors and get a good feel for if a 100% commission role is a good fit for you. If you think you'll enjoy both sides of real estate, there's always the option of becoming both a realtor and a real estate investor. Keep an open mind as you learn about the facets of real estate and I bet you'll find something you enjoy.

@James Cress Get an expert opinion and hire a structural engineer. The quad is probably cheap because of these foundation issues! If, after hiring a professional, you think it's worth fixing the structural issues...go through with the deal. If it's not worth it, turn it down :)

@Ivan Alvarado Check if the PM has multiple cleaning crews, takes care of laundry/linens, restocking bathroom items, property maintenance, etc.

I'd recommend you ask them open ended questions and pay close attention to their responses. Good PM companies will be able to speak in detail about their processes. 

Last thing I'd do is ask for some links to the other short term listings they manage and see how the ratings are. hope this helps

@Zach Banfield I would chat to a lender about this, but from what I understand you can only use the low-percent down FHA loan as an individual. If you purchase with an LLC I believe you'd buy with 20-25% down using an investment loan.

@Sam Silton Try and abide by fair housing laws just for good practice, but when it comes to finding roommates youre able to make it a little more personal. The roommates you choose should be compatible with your ways of living, and you should also feel comfortable living with your roommate.

If you're renting by the room, these types of rentals will typically have higher turnover. 

Facebook will have weirdness, but so will Craigslist, Traveling nurse/professional sites, zillow, hotpads, etc. Hold out and stay patient for a tenant who meets your criteria. You could also think about listing the rooms up for rent 1-2 months before your tenants' leases are over. Hopefully that will keep the revolving door moving.

@Nick DiLorenzo Chat with local Realtors or other investors who invest in the cities you want to invest. They will have the most accurate and up-to-date info on each neighborhood. You can find a network of people through BiggerPockets. 

You can also add another post on these forums asking about specific neighborhoods...or do a quick search in the forums. You may find posts that already have all the information you're looking for.

@Joshua Sun I'm on board with the other guys who posted before me. In addition to taking action, continue (or start) listening to the BP Podcast or the BP Rookie podcast to keep the excitement levels up. You may also want to find an accountability buddy to keep you on track. As you start making progress in your investment journey, start sharing on social media or with friends/family. The more accountability you have, the better! Keep us posted!

@Benjamin Perles To add to Nathan's response, I would read "The House Hacking Strategy" by Craig Curelop. Listen to the BP Rookie Podcast, too. The more strategies you learn about, the more you'll realize which ones resonate most with you.
