Just a added note.. The bonus room conversion was a lot of work.. Close off windows between main house and bonus room as it's not a good idea to have windows towards the inside of a room, lower the ceiling and install insulation and AC ducts as also lots of framing and drywall work. Also had to run a fresh electrical circuit from the breaker panel and do all the electrical in it..

 Not my primary.. I bought it as a rental but due to tax reform likely passing, I will flip the house instead.. Tax reform adds additional 15.2 percent in taxes on rental income, bringing the effective rate to 40 percent tax on my rental income.. That is too much.. I rather flip and pay 15 percent capital gains tax..

The entire kitchen only cost me $2000 including a set of used black appliances and pre fab granite slabs..

I have used the cheaper oak cabinets from them and stained them in a darker stain.. they looked ok.. I wasn't excited about the MDF boxes.. I prefer plywood boxes, but I got them on sale to make the cheapest kitchen I ever did.. Did not look bad..

How long it took you to complete the whole project (man-hours) and anybody helped you or you did by yourself?

Did everything myself except for drywall finishing, stucco and AC install..

550 to 600 hours so far

I still have rentals but whenever a tenant leaves, I will sell my other rentals too if tax reform passes.. I don't like to cheat on my taxes, and I won't pay 40% on rental profit.. I rather pay 15% capital gains.. than 40% tax on rental profit..
