Nolan, I'm surprised no one has responded - my apologies for my taking this long to respond. Just curious: what's your reasoning for looking at Casa Grande? I know of a couple of agents who cover the CG area, and I would be willing to bet they would give you some good guidance on the investing side of things.

@Paul G., until recently, for those who are risk averse (as you describe yourself), there weren't a lot of options outside of the conventional financing parameters - hard-money loans were something that many people avoided. However, things have changed (for the better), which enable you to get a hard-money loan to acquire the property (and do the rehab) and immediately turn around and re-fi the loan into a conventional product. This is something that both flippers and buy-and-holders can use to get what they need while reducing risk. Let me know if you need more information.

Good morning, Felipe. Forgive me if I repeat something that someone else might have already said. If you're willing to live in the four-plex for at least a year (and you're first-time homebuyer), you can finance the purchase of the property with an FHA loan with only 3.5% down. Also, you can count the rents from the other three units IMMEDIATELY as income - those rental amounts are based on an appraised value for the area. If you already knew those two pieces of information, my apologies for being redundant. However, if you'd like more details, let me know.

@Jeff Keller makes a good point - no arguments here. We work with a lot of investors - both those who live here in Phoenix and those who live out of state - and the ones who are most successful are the ones who have a plan. I know that sounds fairly obvious and cheesy, but it's true. Too often, we see someone who doesn't plan well and instead of dipping their toes into the pool to test the waters, they jump in feet first (and quite often, they're weighted down with all sorts of unnecessary "apparel"). The successful ones, though, have met with professionals and fleshed out a plan that anticipates the ups and downs of a market so they can see the good and bad without losing their shirts.

Despite the large numbers of Realtors in Arizona, there's no shortage of deals for professionals like yourself. In fact, the overabundance of realtors ("everyone's mom or co-worker", to quote @Jeff Schneider) plays in your favor as your skills become more apparent against a landscape of me-too agents.
