@Jacob G. Call the HOA, ask the homeowner or neighbor, if it's on the MLS it should say whether or not it does.

@Jonathan M Bourne

For the future economy worries:

My boss has his "Three Immutable Laws of Real Estate Investing" that he formed from interviewing a TON of investors who lost out in 2007-2009.

He says most investors lost their shirts mostly for one of three reasons:

- too leveraged and/or had short term debt

- they were betting on appreciation and were not cash flowing enough

- they didn't have adequate cash reserves

The theory is to protect yourself against these three things, and you'll be as safe as possible in a market correction. Nothing is guaranteed, but there are precautions we can take.

I can share his blog post on this if you send me a message.

@David Sisson If you're holding how much rent would it bring in? If you're selling, what's the ARV?

@Cody Z. I work for another podcast (we love BP too!) we recently had a business credit expert on that helps REI's get business credit. I can't share the link here, but I can if you want to message me.

@Karen Kalina Hate hearing this, you did your due diligence and still get taken advantage of. Like @J Scott mentioned, it's an expensive learning lesson. Good luck with the rest of this!

@Allen Lopez That is a very localized question, like others mentioned, call your city and ask around until you get the right person/department.

@Les Jean-Pierre thanks for sharing, I wonder how often that happens with them, I know they have a pretty good reputation in the industry.
