@Curtis Sharpe If you buy together, have a contract between the two of you. I'd speak with a real estate attorney to help with the structure of the partnership and the actual contract.

@Sinil Kim You should be able to start raising it, give them notice. You'll probably have to do it slowly to keep them around, not jump $400 in one month.

@Phillip S. Apologies if someone else said this, I didn't read all the comments.
That's really not that weird IMO, and experienced, good GC's time is valuable. That being said, you could probably talk him down some on the $300 - or at least try to.
Now for the putting it under contract concern, you should be able to roughly estimate a rehab without help. If you can't I recommend learning that first. Then once you put something under contract, have GC give estimate, if it's too high, walk away. Just make sure you're contract allows you to do so.
