Hey all, I am buying my first fourplex and am trying to decide how I want to manage it. Has anyone here used Cozy? It seems like a great tool and a fantastic price. Any positive or negative feedback? Thanks!

so I had the same question! So I asked an attorney. Unfortunately in Missouri you can't manage anything foreign using an LLC without having a broker license. So I decided to file for a DBA! I think that gives you the best option for using a different name for the management company. And it's pretty cheap!

@Anthony Wick awesome! We did almost all the work ourselves on our last rental. We were living in it so it was a little easier. I’ll definitely look into what I can and can’t work on legally

@Peter Fennig what kind of flooring do you prefer? I’m liking th price and look of the wood looking porcelain tiles. Also, I’m planning on using LED recessed lights. I like that they last forever and are dimmable.

@Jack P. Thanks! That makes sense. I just figured if I added the things I know I look for in a rental, or things that vastly improve my experience I might get more renters that are willing to pay a bit more. It would be the only Fourplex in the Neighborhood (about 30) with a real fence and two full bathrooms.

What are the best things to force appreciation in small multi families? Also, I plan to owner occupy the fourplex I’m under contract for. I want to make several changes strictly for my enjoyment while I live there. But I don’t know if they’ll justify increased rents. Mainly: - new appliances - privacy fence - new floors - conversion from 0.5 bath to full bath - new doors and trim I don’t know what’s too far and I guess it’ll depend on the market in my area. But is there anything creative or note worthy you’ve done to stand out or increase the value of your small multi family? Thank you!

@Malia Irvine @Brandon Turner’s book on investing with no or low money down is fantastic. I got the audiobook and have been listening to it on my drive to and from work. Seller financing, wholesaling, and private money are all great ways. I am currently on my first wholesale (it’s a fourplex). I am using $0 and a transactional lender to fund my back-to-back close. Then I’m using that money as a downpayment for the fourplex im going to owner occupy. All you have to do is have some creativity and send out some direct mailers and you’re starting off great!
