Welcome @Marvin Hudson and great advice from @Bill Hamptonabove.

You stated you wanted "more control of my time." As a former personal trainer, I can attest, that is the opposite of controlling your own time, especially if you want your own gym. It's a tough business to survive, owning a gym, unlike private training, which is much easier to do well in.

I would recommend: reading topics on the forum that interest you (and don't be afraid to ask questions), read Rich Dad Poor Dad, and listen to the Bigger Pockets podcasts. The podcasts are very easy listens, with tons of advice and success stories, that you can easily rip through while driving.

      As much as most of us (I hope I speak for most of us, that is) want to be the good guy, it's a scary time to put yourself in a questionable situation right now. Sticking with better references, track record, work status, and high credit scores will help you sleep better at night.

      So imagine buying a house this year, and putting it on a 15 year mortgage. Then repeat the process for the next 14 years. After year 15, you could refinance a chunk out of your first house (tax free), and continue to do the same thing for the next 14 years. 

      Rinse/repeat/rinse/repeat. 

      $100k house, pull out 70% ($70k). This isn't even factoring in appreciation.

      @Robert A. Coloma So you stated you were able to use this for a downpayment.

      1) When you signed up with them, did you indicate that you were going to use the money for a real estate investment?

      2) I’m curious if they also have no issue if you wanted the money to use for flips.

      3) Did you sign up for the $3,997 membership, or the $1 one?

      4) Do they actually give you cash for your LLC bank account, or just a business credit card?

      Is it me, or does this thread just feel fishy? It’s like reading a post in a lender, investor, or wholesaler group on Facebook.

      Since July, no one actually said this company came through with the funding.

      My wife and I watched some YouTube videos tonight on Leland, and really liked the look of the area and homes.

      Then we stumbled onto some videos within the last 2-3 years showing tornado damage, hurricane, and major flooding. Another video stated that Leland was 14 ft lower in elevation than Wilmington, so if/when the river runs high, flooding would effect Leland, way before Wilmington.

      We were both thinking house insurance has to be very high there. So...how bad is it?

      Seriously though there is actually a geographic demographic consideration that has been a major influencer of the character of each coast over the last 70 years.

      There are two main migratory paths that come into Florida - I-95 on the east and I-75 on the west.  With the advent of air travel over the last 30=40 years we don't think of roads as the arteries of a region.  But these two freeways feed directly down the coast and have brought millions of residents into the state.  Just by nature I-75 with it's upper midwest origin has brought so many folks from that region down the west coast.  Those areas are not as affluent in general so would create areas that reflect them.  I-95 feeds right from some very pricey real estate in CT, NY, NJ and the eastern sea board.  it is very natural that the areas fed by these migrants would reflect demographically similar levels of affluence including home prices.

      Sarasota is an outlier due to it's unique origins and Naples is a really interesting study if anyone's interested.  Alligator alley basically opened up a whole world of affordable housing for the east coasties in Naples.  And it looks feels and is priced very similar to a west coast Boca.

      Fascinating stuff that population demographers and geographers drool over.  For the rest of us it's "where can I find affordable good returning investments and park close to the beach"!!!

      Ironically, yesterday, my wife and I booked a trip very near Naples so we could relax, plus check out the area for future investing, or maybe a potential move down the road.
