Hi BP, 

I'm all for due diligence and learning your passion but I've come to the conclusion that you can become so engulfed in "learning how to invest" that you never get around to the "Investing" part of it.  On 11/5 I stopped reading and listening to a lot of real estate info and began looking to make offers.  I signed my first contract 11/11 and following the same guideline I signed another contract yesterday.  I know it may not count for anything until i get to closing table but I can say I really found motivated sellers who want to sell asap so I don't think they'll back out.  

Maybe I'm wrong but If you've read a lot, listened to a lot, talked to a lot of people, and asked a lot of questions.  Just make the jump and put some deals together.  I"m sure you know more than you give yourself credit for.  I seem to have this momentum going and I want to make offers every day where a month ago I had no idea as to when I'd be "ready" to make offers.  

Just my two cents...I wish you all wealth.

Yup pretty much everything @Dylan Jennings said.  I start out telling them I'm a local investor looking for properties in the that particular area.  I ask if they're interested in selling or if they may know anyone looking to sell in that area.  That's all I do and if they aren't interested I ask if I can follow up in the future.  They either always say yes or ask for my contact info.  I've had a couple you flat out say no and hang up on me too but I have a feeling those will be the burnt out landlords who call me or sell eventually.  @Michael Webster

I've been doing what Ryan Harthan mentioned and start calling "for rent" houses from Craigslist.  Gosection8 dot com is pretty cool for calling owners as well to see if any motivation is there.   I swear for me actually TALKING to sellers was the most nerve wrecking thing for me but once you get over that...everything else is pretty simple.  I'm telling you once you get started and it all starts to click you'll be like "damn, I shouldve been just jumped out there"

Have you tried the local assessors website yet?  Sometimes if updated in a reasonable time it'll give the bank's name and location.  @Bryan Colton

That's more so the angle I was looking at....and it also seems like with the seller, myself and buyer in all waiting on closing I wasn't sure who'd be responsible if something was to happen to the property.  Just trying to eliminate anything that could affect rehab costs or any headache.  @Lynn Lewis

Just debating if its a good idea to lock down the house until we go to closing with a lock box?

I have it in my contract that I can use one once agreement is signed.
