Sounds like you need a 1ist lien heloc, I did not find many lenders doing them when I opened mine in 19. Just sold my primary in January and paid mine off with First Savings Bank  (https://www.fsbbank.net/person...). I don't remember my margin over prime, I think it was 2 or 2.5. They were great to work with and I'll use them again after I decide on my next primary (living in one of my rentals now).

Hi everyone,

I am new to flipping but have owned a multi unit property before, and have owned multiple properties for about ten years. I am looking to relocate to Brevard county FL from the Tampa area and would like to start flipping houses. I have been working with a realtor who has me focused in Palm Bay, but I am open to anything in the area. She has me focused there because I am looking to stay below 100k on my first deal there, but I know those opportunities exist in Melbourne and other areas also. I would like to find REO agents to work with but am also open to wholesalers and direct marketing. I am interested in joining any reia groups in the area and becoming involved in the investor community as much as I can. Anyone in or around Brevard county please feel free to contact/add me I would love to hear from you and any thoughts/advice you have on the area.
