I haven't had much time to look yet. I just got back from deployment about a month ago and have focused a lot of my spare time on catching up on personal matters and setting up my business. My focus for my wholesaling is going to be Wilmington and Jacksonville, maybe some outreach to Raleigh. I haven't really thought about Emerald Isle because those houses don't really seem to be a good fit, but I'll run through and see if I can find anything.
What kind of investing do you do in CLT?

Is there anyone on here operating in Jacksonville, NC or WIlmington, NC in any capacity (investor, agent, lender, etc.)? I'm looking for an REIA to join up with and am having trouble finding one.

Georgetown has come up in several recent discussions. The area along the coast between Charleston and HHI is a good bet, also. Bluffton is really blowing up. I like Wilmington and have been a few times, but no investment-related knowledge of that area. If you're looking for LTRs, finding deals that cashflow without a massive downpayment is hard along the coastal towns. You may need to look more inland.
I have been leaning more towards the inland cities anyway simply because of the risk of damage factor. I like Wilmington a lot, but it tends to get hit hard with storms. I like Raleigh, maybe Charlotte. The issue is that if I choose to invest in LTRs not in Coastal Carolina, I lose the ability to monitor and check in on the property without a very long commute. I want to start local then work my way out from there.

I really like the idea of house hacking, but my wife is not willing to move out of our single family home to move into a property with other people. Especially since we have kids. I do like the idea of multi-family homes, and they are my ultimate goal.

@David M. Thank you for the guidance. I still have a full time job so it doesn't look like it would be a good idea at this time. I just connected with a few real estate agents in the area and they are a tremendous help. I think it'll be best to just ask for their assistance when needed.

I am just starting to break into real estate investing and figured it would be a good idea to get my real estate agent license. Is it a good idea and where is a good place in Virginia (Hampton Roads) to do so?
