I'd suggest an attorney. I think I paid 800 to primecorporateservices.com and they were fine in getting this done. As with most legal things I'd rather at least the first few times, use the professional in the realm of expertise.

It's not a want, it's a factor of law with the IRS for the non recourse loan.

Yes I've found in our Tampa offers multiple even when we're cash and inspection contingencies are often out the window especially with wholesalers. Florida is a hot market like most hot markets. Yes cash need to be cash not an appraisal HML cash or pay above if a normal seller and try to get 30 days.

So far in my searching all I've been able to find is a max of 70% LTV on non recourse loans as my purchase is in an IRS/LLC. It's tough to do the BRRRR strategy with such low leverage. Has anyone found a lender that will to an 80% or 75% non recourse loan in Florida?

Mark Kohler is an attorney that has a similar orbit. He has a law firm, one of the most knowledgeable IRA guy Matt Sorensen, a CPA wing, and the IRA wing for those who want to do self directed. One that I stumbled upon Liam that's sort of interesting is called vestmap.com. It has neighborhood growth, some crime stats, economic to the the census tract as well. There's a BP discount if you decide to get it.

I'm looking to do some fix and flip and wondering what people are using for design software for floor plans. Primarily looking for 2D, but seriously thinking 3D would be smarter. Will need to place couches, refrigerator, windows, doors, beds to scale
Any recommendations for either?
