@Ed Emmons Thank you very much for that response it is certainly helpful. As far as the MLS goes I figured it would be properties that have been sitting on the market for a while. I did not think of other investors though that is a great point. Another reason to start networking and attending meetups.

Hi all,

I am hoping to receive some insight on this subject. Has anyone had a fair amount of success finding deals on the MLS? As a realtor I am always looking at it and I see myself having better success finding something reasonable on the MLS to buy and hold. If I plan on being a buy and hold investor do I NEED to find a great deal? Still a newbie here and would appreciate any advice..

If I shouldn't be looking on the MLS but feel my only option is conventional financing in NJ (private/hard money seems difficult/risky with the BRRRR method)... where should I be looking?

Hey Dan,

I am very much in the same boat as you. Ready to take action! I quit my 9-5 almost a year ago and got into the family business of real estate sales (I'm a realtor). We mostly work in Somerset county but also do some work in Middlesex, Union, Morris and Essex counties.

From what I can tell, y'all are amazing. I have listened to nearly 100 of the podcasts and now want to get more involved on the forums. So hello!

I do have a couple questions as a newbie here.. 1.) If I shoot for a 12-15% cash on cash return (using the four square method), is that generally a pretty safe bet? Or is there a lot more to consider? My goal right now is to buy a house hack in an emerging market.

2.) What advice do you wish you were able to tell yourself starting off in REI?

Any help is much appreciated!
