Good Day Investors,

I am Real Estate Investor/Wholesaler from Los Angeles, CA currently working on a deal in Stilwell, Oklahoma. I am in need of some assistance and I would like to know of any recommendations for an Escrow or Abstract company that specializes in "Double Closings or Assignments". 

Also, How or where would I go about locating complete property details. At the moment the homeowner who inherited the property is having a difficult time providing that information for me.

Hey @Jesus Chavez How it going?

I personally have never worked with valpak but I would honestly say if you can continue to stay focused and determined. I would work it without the extra services. You can stretch your investment dollars much farther. 

Probate is my favorite and what I choose to work because of the motivation to sell quickly and high equity factors. Divorce is all about timing and having a great relationship with an attorney. 

I agree with @Dev Horn for the absentee owner method. High equity, out of state, and start at 50-60yrs of age. I have had my best success using that criteria search.

In all, if you have plan and decent marketing system once you've acquired the lead. I believe you will achieve successful results. Hope I was able to help!

@Joshua Carvalho I feel your pain! 

Well not any more but I know exactly what you went through. I use to go the San Bernardino, Los Angeles, and OC court house for 3 months straight to look for leads. During that time I was a able to acquire a great deal of information. 

First, I want to say don't pass the land leads up. If you still have those leads or run across them again in the future. Please DM and I can help you potentially turn those into something. Land is a profitable untouched niche by many.

Second, after spending countless hours working the courthouse for leads. I found the sweet spot when I came across "Petitions for Probate" those are the ones that will have the info I believe you are looking for. All the other ones deal with exactly everything you stated and will sometimes disclose a property but its rare. Petitions for Probate are what the Inheritor or beneficiary file when they want to do something on the estate. And 8 or 9 times out of 10 they want to sell the house. Within this file you will find the Decease, the address of the property, the attorney info, PR (executor or administrator) Phone number and address (PR's are who you will market to for the property). And any other info that will assist you with the estate assets. 

If you do go back down to look for leads, Petition for Probate is what you should be looking for and hopefully you will have better success. If you have any other questions, please DM me. I work only probate and have had pretty good results. A lot of ppl don't work it mainly because its a process but once you understand it you'll definitely win.

Hello @Jim Edmunds I work probate properties in SoCal, Los Angeles County in particular. When going down to the courthouse to obtain leads you want to ask for the "Probate Case Files" if they still do not know what you are referring to, ask them to direct you to where you would file a "Petition for Probate". What ever department you end up in is where you will find the probate cases (Leads). 

Also the majority of the courthouses down here have transferred the probate case files from paper documents to electronic digital format. So that may be the case as well up there.

@Jeremy Ferguson I come across similar situations all the time and I still send to the address on file even if the PR is living there. Reason, I have dealt with PR's who live in the house but want to sell or if that isn't the property up for sale as PR they may know of any other properties the descendant may have owned and are motivated to sell those. 

As far as accuracy I cross reference the decease through "propertyrada" to ensure they were the owner on title. This method helps me eliminate anyone who may have been renting or living in assisted housing.

@MICHAEL YBARRA Great information. Im working probate properties and my responses have increased greatly after following up consistently on a bi-weekly or monthly basis. Also I like your method of using postcards, I will definitely incorporate that method in my system. Thanks

Hello Fellow Investors.

I just received a call from another wholesaler who needs help finding an end buyer. The wholesaler states they will compensate me a finders fee for finding the buyer but I want to have something in writing.

Is there a partnership contract that will allow two wholesalers to get paid separately on a deal?

Hey BP! I hope all is well. I am starting my first "Yellow Letter" campaign in a couple weeks and I would like to get your opinion on my YL content and any other helpful tips. I have targeted absentee owners and will send out 500 YL's every other week for the next 3-4 months.

In regard to my YL, I've seen a few sample Yellow Letters I could have used but decided to just create one pieced from similar YL's out but slightly altered it to the time of year. Please take a look and tell me what you think.

Post: Is it Possible to wholesale a property with a Reverse Mortgage?

Hey BP,

Hope I can get some assistance on this one. I'm still new so please bare with me. I recently had a call come in from an owner that wants to sell his fathers property fast which is great but he has a reverse mortgage on the property.

I'm not familiar this type of situation and want to know if wholesaling the property is an option? And if so, What information do I need to know from the owner to make this work out? So for I've just ran numbers as if it were a traditional wholesale deal.
