I've acquired over 2,500 multifamily units for the company I work for over the past three years. All 200+ unit complexes. The only book you need to read is Volluci's, then the rest you have to learn "in the trenches"

Is anyone out there thinking about new technologies and their future effect on the business? I'm specially thinking of 3D printing and the possibility it replaces the home building industry as we know it. I'm reading about companies overseas building 2,000 sf homes in 1 day!

Try www.morphmpls.com. I've used them on a kitchen rehab and for some buying/selling. I don't have first hand experience with their property management group per se, but I know the founder Sam and she is of the utmost integrity. You can tell her you found them through me.

@Jeffrey Lester try "Timing the Real Estate Market" by Craig Hall. Pretty good book on understanding market cycles.

We own large apartment deals in KC, Lenexa and Lawrence and have always found the KC metro to be a steady performer. You won't get huge spikes (in either direction), but if you buy right and in good locations, take care of your properties and manage well, you should see good long term returns.

Thanks for the warm welcome everyone!

As J mentioned, I'm flying around the country a lot looking at multifamily deals. I'm typically evaluating properties in the 200+ unit range. My company buys 5-10 per year. Happy to help anyone evaluating or thinking about multifamily stuff these days.

I should add though, one of the main reasons I'm joining the site is to learn about spec building and other techniques. Jet-setting is cool, but gets a little tougher to deal with when you have a young one at home and will likely have more in the near term.

Looking at ways to do some deals locally to supplement what I'm making now and maybe even transitioning full time at some point in the future.

Hey what’s up everyone --

I've been reading the forums for a few months now and figured it was time to introduce myself. I’m based in the Midwest and work for a private real estate investment fund. I am responsible for locating suitable multifamily investments for the company to acquire through the Midwest and Southern US. I’ve been working in various facets of the industry for 10 years. I have experience with acquisitions, development, asset management and I’ve even bought and sold a few homes with my license.

I’m here looking to learn, hopefully be a resource for others, and continue to make connections. I know @JScott from another forum and likely know a few others of you from the industry.
