Sounds like you need to consult an estate planning attorney.  I had to handle my parents' estate and I used the attorney that set up their Trust and will.  

Do you mean fixing a crack or serious foundation repair?

I never ask agents for discounts.  I want them to like working with me so I treat them like I would like to be treated.  If an agent came across a good deal, why would they call you if you were going to ask for a discount?  They would call me.  

I just had someone move out of a SFH and left me with a very extensive roach problem. Cleanliness is important.

You could quit claim deed it back to your LLC and hope the bank doesn't notice. The main reason to keep it in your name is to get better financing but the offset to that is your liability is not limited like it would be in an LLC. If the financing is already done, I would probably put it back into the LLC.

Make sure the company is on the lease and is responsible for the rent, yard, etc.  I even have them be responsible for the appliances.
