Hey All -
Several of us gather on a monthly basis to chew the fat on the local market. There are no direct pitches or sales promos; really just a social meetup with like minded indivudals.
We have a good blend of knowledgeable investors, contractors, real estate agents, and learners.
The meeting is held on the 3rd Thursday of each month at Caribou Coffee on Ingersoll Ave in Des Moines at 6:00.

I have two main states: Iowa and Indiana.
Iowa - Abstract state. Abstract company updates the abstract, attorney reviews and issues title opinion, if desirable state can issue a form of "title insurance", attorney typically handles closing although a separate escrow company can be hired.
Indiana - Title company researches / issues title insurance, they also typically close the transaction.
In Indiana though I have had separate escrow agents on transactions. Typically this is when seller offers to pay closing costs on REO properties (HUBZU being the primary source of this annoying process, the extra party can cause excessive lead time when minor issues arise such as closing date shift or last minute credit grant).

First comment: You are not an investor until you have been in the market. At present you are looking to invest. Investing implies the use of YOUR money, to generate more money. This does not seem to be your focus... rather you want to wholesale (IE: provide a service).
That being said, I was just in the Scottsdales (sort of PHX) market on vacation swinging a golf club and drinking a few cocktails. Every time I visit, I get the desire to the RE market there... Mainly because I admire the warm weather and lack of "winter" compared to the midwest. Guess what... so does everyone else.
If you are looking to START "investing" via wholesale I would pick a less saturated area. In AZ, not sure how many of those you will be able to locate. I wish you the best of luck and fortune none-the-less.

Sidenote to Readers: In banking terms MM means millions and M means thousands; can get confusing when you ask for a $150k line of credit and the banker sends you a commitment letter stating $150M.
The age old cliche of "If it sounds too good to be true, it is."
Be very skeptical... very few people with $1MM are going to lend it willy-nilly; the ones claiming to be are probably up to something unscrupulous.... Think: Prince of Africa, need $1000 to get home but I will repay you 10x when I do!
