Looking to network with investors that had experience buying and holding properties.

I will like to find a couple locals investors in Macon Columbus and Warner Robins GA.

I been wholesaling some properties but I’m interested in find a way to keep some of the properties I’m finding and keep it as a rental.

I’m doing these full time. I’m finding properties that have a great return once they are rehab. Some of the deals I wholesale the total investment will be 50-60k ALL IN meaning buying the property and fixing it.

Normally those properties rent for $1000 to $1100 a month.

I will like to meet for coffe or lunch to pick your brain and see if these deals make sense to the typical investor.

I spend half of the week in Macon and half of the week I’m Columbus. I never buy a property that I can go inside and see it.

I have the crews to do all the work need it to repair the house.

I’m finding a lot of good deals in single family homes. The prices of the houses are between 20k and 40k and repairs are between 20k to 30k depending of the size and conditions of each house.

My cash won’t support to buy and fix the houses at the speed that I’m finding properties.

I’m planning in different exits strategy but the best one is BUY AND HOLD this properties that will be pay off in 4 years by tenants paying rent.

I have the all system in place. I’m finding the properties and I have several crews that can fix the houses in 2 or 3 weeks period.

What will be the best way to leverage my cash and buy and fix as many houses as I can. Some lenders won’t touch anything below 50k.

Any help will be gladly appreciated it.

When I do that at closing I give the attorney the lender terms and information this way the attorney is the one paying you when the property is sold and the attorney is the one giving you a 1099. This way is easier for all parties.
