Why is it so hard to catch these scammers? If their account is in states, wouldn't it be possible to get to the owner of the account?

 Yes this is an ROE. Their reason is mortgage commitment date passed so they are keeping the deposit or atleast that's what we heard from sellers agent. There have not been any direct communication with the seller. And yes termination was filed properly. The seller even sent us a termination letter to sign so they can refund the deposit, but not sure what changed their mind.

Hi BP,

Need your advise on this.

I recently decided to buy a 2 family forclosed house in North Jersey. Signed the contract and put a $2500 earnest deposit down. Also spent another $700 on inspection, tank sweep and appraisal. Everything was going smooth until my lender denied my loan application. Understand things happen. So we decided to terminate the contract due to lender denial. Seller is refusing to accept the termination, even a letter from the lender was attached to the termination. So the seller decided to keep my deposit of $2500. This doesn't make sense to me. The contract clearly says "In the event of proper termination of the agreement under this paragraph, the earnest money deposit shall be returned to the Purchaser". My attorney is frustrated by this process and giving up on me. How can I get my money back?

Hi BP,

I have a young couple living in my condo her in New Jersey for almost 3 years now. Over the weekend I received a call from the husband saying his wife has done some illegal activity (not inside the condo) and she was arrested for this. He has filed a divorce and she doesn't live in the condo anymore. He wants her name taken out of the lease and wants to sign a new lease for the remaning period which is until January 2017. 

What are my options? Can I just change the lease to his name? What about the security deposit I received from both of them? Do I need to get in touch with her?

Any advice would be helpful.

Thank you all for responding. I was able to reach an agent, first thing she asked me was why are you interested in this property. The property is in bad shape and she can only show it from outside. So I ended up going to property myself, walked around and decided to put an offer on it and guess what agent is not responding again. I left voicemail, even texted her but no response. I'm going to wait a week to reach out to the owner.

I'm interested in buying this abandoned house that has been on sale for a while. I've been trying to get in touch with real estate agent, but they've been very unresponsive. Each time I reach someone they give me different agent to reach. So I decided to look for property records and found property owners contact information. My questions is can I reach the owner and see if he wants to work directly? Is this even legal? Property is in North Jersey. What do you think I should do?
