That's unfortunate to hear that they will not work with you even as you are up to date and not late on payments. I have a loan with Chase and they removed the escrow after about 2 years at my request with no fuss. I too would rather keep that money and pay it later

If you are comfortable your property will appraise with no issue and is better than the cash one, I would take the chance with the financing offer. Most always, cash buyers want steep discounts that don't justify accepting.

 TAR (Texas Asso. Realtors) are only for realtors. No need to delete post, can be helpful to others.

Do you have evidence that it was not there before you purchased? Maybe the previous owner has the pre-move in condition form for you to review. If not, how are you gonna justify the repair? Also, if you where to deduct, you may only be able to deduct the cost of repair, not replace the whole room

You can use the TREC form as well, they are also for public use.

if it don't feel right, go with your gut..

You've been listed for almost 2 months and during a typical slow season for rentals. Spring is here and people will be looking to make a move once schools are out to be ready for the next school year. Are other homes in the area leasing? How are you priced compared to the others? Are you getting any showings but no lease applications? 

I would wait a few more weeks and see if you get more activity before making this investment in mail marketing.

Also, you may want to let your agent know that the $200 referral may be a TREC violation.

At the very least they should cover the deductible. I wonder if you can deduct from their deposit??

1. I would keep around $5k in that emergency account. In Houston heat that could be an HVAC issue. Just keep adding to that account with your monthly rent collection. What % amount, that would be up to you.

2. I would focus more on the neighborhood rather than property condition since you can always upgrade the condition

3.Don't know of any maps but maybe visit the neighborhoods of interest and ask neighbors that may lived through it.

4. Best times in my opinion would be April/May- August. Most families are looking to make move during summer breaks. Once school starts it will be slower to lease.
