Anyone been using the newer Icore series that LandlordLocks is selling now?  I was all set to roll with the quickset ones they show on their site, but when I called in they were saying they are pretty much moving to the Icore series.  

Any feedback good or bad on them?  I'm looking at switching everything over to them.

They can screw the pooch all the time as long as they keep filling up the conference slots.  I believe about 5% of what I see on those type of shows now.  Maybe they were more realistic at the start...

Anyone have a feel for sq ft cost to build a duplex in Minneapolis area?  Or have any idea on range. Would be considering 3/1 or 3/2 per side 1000-1300 sq ft side.

I wound up just carpeting them.  I was in a time crunch and it was easiest and not too expensive.

Just found a clause.  

Tenant Promises: b) Not to paint or wallpaper the Premises, or make any structural changes in the Premises without the prior written consent of MANAGEMENT.  

In reading through the lease a couple times I do not see anything that directly discusses tenant improvements.

I recently acquired a property with a tenant already in place.  This tenant has lived in the unit for 10+ years.  The tenant (prior to my ownership) replaced a few light fixtures and put new flooring into the living room.  The last property management company's lease is coming up soon.  If I elect to not renew my tenants lease what are the complications with the past improvements.  The fact that the tenant did the flooring was not disclosed and only came to light recently.  Any thoughts?
