@Alisha Wagner I have noticed the new apartments as well. The new community on 215 West is called Elysian West. I believe they have 3 locations in town now. Really nice I would say high end niche. @Victor Gesmundo if you would want to go in a similar route perhaps you should call them and offer to give them a percentage of equity and /or pay them for their knowledge and advise. I am sure they have a LOT of research/study/knowledge on multiple family behind them.

I'm not sure if I can give you the best advice on the laws, but one thing I would recommend is to get a Google Voice account so that the phone number is not trackable and or connected to your name. You can forward your Google Voice number to your cell or wherever you need to forward it to. Lastly you can search for a local phone number related to words or phrases. I just drove by a local sign with the number 702-898-FAST. Thats pretty good. I don't know who owns it but I am going to call and see. Good luck to you

Just to add my 2 cents. I noticed you put in $1,000 for repairs. On a duplex built in 60's I would always have in my mind at least $5-10K per door before even looking. I could almost bet for sure that there is no way you would be able to only spend $1,000 for the entire property unless someone has just perfectly rehabbed it. Maybe its just me :)
Another note is that you can use Trulia.com to see the crime rate in colors. Red being high crime rate and green for near zero crime. You can get the "feel" for the area that way before you decide to purchase a flight ticket. Other than that I'm sure you already use Google for st. view etc.
Finally of course you should fly to see the area during due diligence period at the latest before your EMD (Earnest Money Deposit) goes hard.

You may never be able to get clear title on this property and may never be able to sell it because no title company would insure it as it is. The owner didn't purchase the property. What they purchased was the HOA lien. Because of a NV supreme court decision the HOA lien currently supersedes the loan on the house in NV. Is that ever going to change? I don't know

Financing condos in Las Vegas has become really hard especially in recent years. There are quite a few conditions. So far I have one source that is said to finance condos where most lenders won't. I have a contact person at Nevada State Bank. PM me and I will give it to you.

It looks like you are paying $1.43 per foot for paint. You could be paying $1.25 and even lower. Other than that pricing seem to be in line like @Jay Hinrichs said.

My advise to you would be to make sure you have a good steady job until you are ready to sustain yourself from Real Estate only. Then commit to a minimum of two hours everyday for actions that will move you forward in your career. First hour you can do learning. It can all be on Bigger Pockets or other sites but just learn as much as you can (listen to all BP podcasts while driving!!!) . Second hour take action. Whatever action is required. Call sellers and buyers and talk to them. Look at properties. Whatever is required. If you really commit to those two hours everyday, it won't be long before we read ere about your success stories here on BP. See if anyone is looking for an apprentice on Craigslist but do this with great caution because you never know how legitimate the "investor" is. Ask him/her to send you addresses of recent homes they have bought / sold recently and do some research to make sure they are legitimate. Oh and forget about stocks :) Just my opinion.
