Post: can I leverage 35% equity?

Yesterday I finally closed on a blanket loan for 6 properties at 65% ltv and cashed out on some equity. My question is, is there a way/what are the options of leveraging the 35% equity in properties, so that I'm able to continue to grow and have more flexibility? My credit is solid at 740+ , properties cash flow very good and I work a full time w2 job. Looking to get more buy and holds and try some flips.

Thanks

I'm getting properties appraised next week and seen a tip of provided appraiser with comps. What is a good website to print out comps? Also are there any more tips for scoring highest appraisal possible?

Thanks

I've heard of providing list of repairs, old appraisals or some of the good comps I found. Do you recommend any of these?

hi-i had 6 properties ( 4plex, 2 duplexes and 3 sfhs all close together) on contract that I believe I received a good deal on. Only half of the units were rented and a few were in bad shape. I put in a lot of work and money to get units renovated and rented out. Now I have been approved for a blanket /commercial loan and lender has ordered appraisals. My goal is to pay seller off and capture equity but I am worried about where appraisals will come in at. In this neighborhood there's many foreclosures or properties that need work selling for less than I want mine to appraise for. Also I worry that appraiser will try to come contract price. Any tips for good appraisals?

Thanks

I have properties (4plex, two duplex and sfhs) in a not so great neighborhood that cash flow well and looking to refinance and take out equity. I am wondering how are properties in areas of high foreclosures and cheaply sold homes that need work appraised? Mine are comfortable livable properties that I put some work into. Will these effect apprsaisal?

I have 6 properties on contract with I one year balloon. I'm 3 months in and funded renovations and downpayment with plocs. Now they are all rented and I started looking for a blanket loan. I've been declined at 2 small bank for a combination of being new to bank, inexperienced and credit score. Credit has no lates or derogatories..just high balances on revolving lines (which is temporarily sinking score). I got properties at good price and a 75% ltv loan will give me more than enough extra money to pay off debt. Any ideas?

Thanks,

Greg
