thanks everyone for the suggestions!  I made the decision and pick the first qualified applicant and emailed the other one I didnt picked out.  The first applicant was able to move in sooner too which leaves us no vacancy days on the unit!  

Went with @Elizabeth C. simple to the point rejection letter.

I have 2 very qualified applicants but unfortunately I only have to pick one.  How do I politely reject the other one. And is there any law I have to follow regarding doing so?  I live in California.  Thanks in advance

I was leasing out our first rental property and really enjoyed the process.  Now, I'm thinking of doing some property managing on the side.  Just wanted to know how I can get started or if that's even possible.  Where can I get jobs for it, and fees etc.  Any feedback would be great!  Thanks in advance!

this is our first time trying to look for tenants at our condo. Last time, we use an agent.  Where can we run the applicant's credit score? any good recommendations for website. And also, is there any application template we an use.
