@Prem Schoff It depends what state as well as the loan type. You can purchase without your spouse all day long through a conventional loan. Any government loan, it depends on whether or not the property is located in a community property state or not. There are very few community property states remaining, Wisconsin being one of them. However, if you avoid government loans-FHA, VA, USDA- Then you have nothing to worry about.

@Zach Bartelt @Shawn Ackerman is pretty much right on. Keep in mind that it's an investment duplex purchase. The fact that it's an investment purchase adds a layer of risk. The fact that it is a duplex adds another layer of risk. 5% is probably pretty decent for that purchase. Are you under contract? Costs should be about $1500 Lender Costs + Appraisal + Title Fees + Recording Fees = About $2,700.
