@Harrison Smith I have full control of all my TK's; The deed is in my name, I approve all tenants, I approve all repairs (if I want to), etc. I had much the same mindset until I saw how my investments were run and the consistency of my returns over the past 4 years. I've since backed off some allowing repairs up to $250 before being notified and get copied on any tenant changes. I'll PM you the company...

@Tanveer Ahmed  I"ve been using an Indy TK company for the past four years all of them purchased from out of state. Purchased 7 houses from $46k (2013) to $68k (2017) with rents from $550 - $750 and get consistent returns ranging from 7-13%. Look for companies that have implemented systems!

@Jay Hinrichs - I agree it can be done when you complete your due diligence and find the right company... in many different markets.

I've purchased 7 SFH TK's with a company in Indianapolis (plus one in Charlotte) for the past 4 years. Returns of 7-13%; They sell 50 homes a month. PM me for details.

@Lane Kawaoka - Do you homework and you wont have issues paying cash. I've purchased 8 TK rentals with cash and had equity since day 1 and good appreciation over the 4 years I've had them.

@Richard C. - I agree you should research your investments. For people who have full time jobs and cant learn the ins and outs of rehab, flipping or managing properties, a GOOD turnkey company outperforms many stocks.

@Tony Xu - I've been successful buying Turnkeys for the past four years using the following market criteria.

1. Business Friendly & Fiscally sound state government - Is the state land lord friendly and is it cheap to set up an LLC, and will the state be pouring money into cities to make improvements

2. Population > 1 million and growing - a large population that is growing makes it easier to find tenants

3. Job Growth / Employment is consistent and growing - with new or growing companies come tenants

4. Cheap houses - I consistently get > the 1% rule ($750 for a $60K home)

There's plenty of other things to look at too but i always start by making sure the markets meet the above.

@Brandon Stevens - I think it's going to take longer than 5 years unless there is some additional debt involved.

I'm on this exact plan. Started with 3 and now have 8 turnkey rentals generating $6k per month gross income going into my IRA every month.

@Tushar Shah - I'm in Indianapolis several times per year and haven't heard of the company you mentioned. I've been with a TK in Indy for 4 years now with good results. Make sure to take up the offer of David D'Ambrosio and talk with him on his experience. Indy is a great city to invest in! I can share my experience also if you'd like.
