Thank you everyone for your feedback! It helped to clarify a few things for me. The agent I am beginning to work with has been working in the area for over 30 years and is trusted/referred by many members of my community. I am excited to begin building a relationship with him. Thanks again everyone!

Hey BP Community!
As a real estate investor is there an advantage to working with a buyer's agent? Rather than a dual agent or seller's agent?
Also, is the buyer (me) the only one who could cover the buyer's agents' commission? Is that considered part of the closing costs?
Thanks!

@Arik Pelkey I am also looking for an agreement template. I will be following to see if anyone has one to post. If I find a good one I'll be sure to pass it along.
Best,

@Christopher Albritton Welcome to Detroit! I am also new to investing in Detroit and looking to make connections. Look in neighborhoods that have few vacant lots, neighbors who take care of their yards, and are close to school and shopping areas. Also check out crime rates in specific areas. I found this to be a helpful link.

Hey BP Community!
As I am forming a strategy to begin financing deals I wanted to know if there was an advantage to using conventional loans until I am maxed out at my 10 mortgages (thanks Fannie) or should I go right to using a portfolio lender? The types of properties I plan on acquiring are older multi family (1-4 units) homes that are in need of rehab. I hope to use the BRRRR strategy.
Looking forward to hearing your thoughts!
