You can check foreclosures and sheriff sales...tons of owners not paying their taxes and the land is auctioned off.

- Our industry is Short Term Rentals not Airbnbs.  I know these terms have become synonymous but I think it is important to differentiate being in the industry.  We used to only be on Airbnb and Vrbo and it was about 85/15 & bookings respectively.  Airbnb frequently lets guests out of reservations, refunds incorrectly etc making our job harder.  With a little bit of effort we are now on Booking.com, Marriot Homes and Villas, JetBlue, Allegiant, and more.  Also a lot of marketing to previous guests to book direct.  Our occupancy rates are up in slow season and we were only 42% Airbnb last month.


This is just my humble opinion based on experience mainly in Tampa, but I hope it helps you in some way.  Best of luck!

Hey Andrew, thanks so much for your sharing! Noted on the terminology and "perks", or the lack of. And noted on the challenges working with Airbnb. I have also heard from others of these challenges you highlight. Will take these into the considerations! Thanks so much.

 This is good info! I never knew medium term rentals are considered long term rentals and can be treated as a long term rentals from tax perspective.

I think essentially its the price point. You can do well in flip, or BRRRR...or new build SFH, or converting commercials to rentals, as long as you get a good price.

I don't see any great price yet in my area, but I think with a sustained high interest rate, we should see better deals popping out. I did see great hotel converts to rentals back a few years back. A couple of hotels were distressed.

Some of these records will be investors that are GCs as well and are likely willing to do a profit split. Pitch your situation and see if it could be a win-win for both parties; it may be a safer route to go with an experienced investor who holds their GC license.

There are no great solutions out of a bad deal… I hope this helps. Good luck!

 FIND A DEAL 1SST!!! SO many go about it backwards. If you speak with one now all they will say is , when you get a property let me know. 


 Didn't plan on it, just wanted numbers ready so I could call day 1 without wasting time.


 Agree with how you think. Better to have a couple line up and knowing what you can and cant do and the budget.
