Sorry for the confusion, The estimate is not posted, just the contractor information in case somebody wants to use his services and get a formal quote. we had our contractor, a foundation company and a plumber to estimate cost of repairs and the total was $27,000.
I did not receive a written bid, they were verbal quotes as we have a previous working relationship and it is just for estimations only.

Thanks for the feedback.
Just to clarify I am not trying to tie the deal. the wholesaler approach me to buy the property but I am not interested, so he gave permision (verbal) to market his house.
I know that I can sell it to several other investors that are looking in that area for a small fee, or just tell the wholesaler to give me a birdgod fee.
Just want to know what others are doing in this situation of just doing persue the deal

I have heard that I need to get a non-exclusive agreement from the wholesaler at a price, maket the property at a higher price.and then I get a contract from Buyer
But just want to know what other have done in the past or not

Good morning BP.
I recently got aproach from a wholesaler to buy a property from an area that I am not interested in doing a rehab, but the price seems fair and I may have some buyers that may be interested in purchasing it.
How do I market the property or what paperwork I need, from the wholesaler to get a fee if I sell it?

The property is a few houses down from the ocean, so probably the rentals are a bit high for an older property.
But this will give me a good idea of where the sale price needs to be

@Dawn Anastasi The seller remodeled the interior of the house, put new floors, new paint, new sink, new window units A/C. All remodeled has been done within the last 18 months, So we estimated that a new coat of paint and minor cosmetic repairs for a rental ready unit.
Seller got a job transfer and is taking a lost to sell the house quick
The house is 1159 sqft.
@Sharon Tzib Sharon that is a great question. There are comps for houses built in the 70s' around $70-$80 a sqft, but nothing sold recently for homes in the 1940's, so we estimated a $60 sqft.
The 3/2, and 2/2 rentals in the neighborhood are between $1000 to $1300, and the 2/1 are $850.
