I’m exploring the feasibility of a new construction project in Tampa and am seeking your valuable insights on the current pricing trends. Specifically, I’m interested in understanding the average cost per square foot for a standard residential build in the area.

Given the dynamic nature of the real estate market, any recent experiences or data points you can share would be incredibly helpful. Additionally, tips on navigating Tampa’s construction landscape, including dealing with contractors and sourcing materials, would be greatly appreciated.

Hello everyone!

I am looking teach myself how to find off market deals and eventually develop a method and script that can be taught to employees as the amount of deals scales. 

I have watched so many videos on Youtube where people, do direct mail marketing, cold calling, or buy lists online. But is it really that easy? It's always easier said than done, does anyone have any experience in finding potential leads? Which methods have you had the most success with? Have you ever used virtual assistants to find sellers? 

I have the cash on hand to close on properties once I find the deals, my issue is simply finding deals at this point. 

I know virtual assistants would help me scale how many potential leads I can reach out to, but I don't want to hire virtual assistants until I have a proven method of acquiring good leads, that will turn into opportunities to close on Off-Market properties.

Basically when I am looking for a potential property I compare sqft and bedrooms/bathrooms, of course the comps must be in the same zip code. The housing authority doesn't expect you to do anything out of the ordinary, you simply need to make sure it is a safe, healthy place to live. 

From what I understand, all "bedrooms" must have a closet to be considered a bedroom. 

I am anticipating my inspection in the upcoming week or so, I will keep you posted on how it goes. If they give me a checklist, I will be sure to send it to you via Private Message.

Hello Bigger Pockets!

I am an entrepreneur looking to expand onto Real Estate, I am actively looking to partner with Wholesalers, and Realtors who can generate consistent leads. I have the capital readily available to invest into cash flowing investment properties.
