@Marcus Welson This looks a bit confusing. I would just get with @Dave Foster and have him walk you through it and get it taken care of. It is truly not that difficult but some providers make it look more difficult than it actually is.

Of course I am partial to Kansas City. Low taxes, good landlord laws, great cost of living, good sub markets across the board. I can show you some good data if you are interested.

What sub market/town neighborhood is this in? If this is in a build to rent location it may be where builder got them rented at a very high price because are brand new but now when it comes time to fill it is very difficult to find that tenant. Won't solve your issue but looking to multifamily can help reduce your vacancy risk here in KC. You can do this through a 1031 exchange and still defer your gains.

1031 exchange if you don't like the property, the location, the returns or you are out of depreciation. You can upgrade location, year built, and cash flow through a 1031 exchange. Of course i am partial to exchanging into the midwest like the KC market but everyone has their own strategy. Hope that helps!

I wish I would have bought a fourplex in a class A or B location in KC when I was your age. Instead I bought a townhouse and did terrible with it. Buy a fourplex in class a or b location. May stretch your budget but will be worth it. I am in KC and have access to fourplexes here.

This is good spot. Key is getting it zoned for as dense of a multifamily property as you can and getting it built!
