@Carrie Giordano NNN is a great option for a lot of people to diversify. I highly recommend it if you have the right tenant mix and the right location. What location are you looking for? In Kansas City (my market) you can buy as-is cap rate at a 7.25-8.25% cap rate.

@Doug Pape This is something I do consistently here in the Midwest. Stick to a process, don't look for unicorns (remember, they don't exisit), find a great team, and a great agent that can help develop a lender, PM, and more for the area. If you don't do this, the stress can overwhelm and you will be scrambling last minutes looking for something to close.

@Johnny Lau I would recommend looking at cash flow markets. DSTs are absolute worse case scenarios. You don't get any control of the investment and lose much of the tax benefit. In fact, I would consider a break even out of state investment a better option than a DST. You can always sell your upleg property and 1031 exchange again. In a DST the process is much more rigorous. If you have a boots on the ground team where you are exchanging in to, you will have a much easier time.

I am an investor and an agent. Tenants that go under the same criteria when leasing should perform similarly. KCMO is a large town of 500,000 people so the neighborhoods determine some of what you are inferring. Hope that helps!

@Kevin Manz I see this all of the time. Its a great strategy if you can pull off the sale of your two properties at relatively the same time, then taking that and putting it in to a larger cash flowing property. It works well if you also have a broker/agent that understands your timelines and ensures that all of your ducks are in a row with your QI. Hope that helps!
