@Paul Falbo I recommend reading David Greene's book on out of state investing. It is a great starting point of why and how to select a market. Big thing is - select a market you have been, have family in, wanted to live or visit often, or know a lot about. Beyond that, research research research. Hope that helps!

@Dennis Nikolaev I recommend doing exactly that, selling all at once. Put them all on the market at the same time and make sure they all close at the same time. Selling them as a portfolio will be fine. Now, if thy are all owner occupied, it makes it much harder but doable if you have them priced correctly (competitively) and you know the market that they will all go under contract at about the same time. Then you need to make sure they all have the same closing date - give them leeway on closing date time so they all feel comfortable, and make sure they are all contingent on each other. What market are you going to exchange in to? Do you know what kind of equity you will have?

Have you considered out of state investing? @david greene has a great brook on it that will get you started. Also if you go to a cash flowing market like KC, there are a few options for low headaches and great returns (compared to a DST). Hope that helps.

I would keep it and rent it out for a year or two then 1031 exchange. You could also cash out refinance or get a HELOC on the property to use as other investment purchases.

@John P. A 1031 exchange is a great option for moving your funds so to speak to a different location. You will want to talk to an experienced CPA and QI like @Dave Foster so that you do it correctly, but yes, it can be done and is not all that expensive. Hope this helps!

@Jonathan Wildy I think that is a fair price. The price of lumber has skyrocketed. Also, land around KC has gone up quite a bit over the last 3 years as well. Hope that helps!
