There are some good videos I have done on the KC market and how it shows that throwing a dart at the KC metro will produce good returns (almost) no matter where you invest. It's a great cash flowing market and depending on your experience level and what you want you can scale pretty quickly. If you want to talk more just DM me.

@Ryan Havens I always say that the best uses of a 1031 exchange are when you don't like the property (for WHATEVER the reason) or have a lot of untapped equity (meaning your return on equity is low). Your situation fits the bill. Have you considered looking at other markets other than your own?

@Troy Bruflat You can complete a 1031 exchange and in fact you should. It is the greatest wealth scaling tool available for investors. You can take that $35k and put it in to another investment property, tax free, and get even more cash flow.

The great thing about KC is that you can throw a dart in about any area of the metro and hit a good investment location. It is a rare city that is truly about what the investor wants and is looking for. Suburban? Check. Class A? Check. Urban Core? Check. Major development? Check. New sports stadiums? Check. New airport? Check. The list goes on and all of these are in different parts of the city and have sparked additional housing developments etc...

@Jack B. Have you looked at it from a Return on Equity perspective. When doing a 1031 exchange what matters most is that you are improving your net worth and lifestyle. You can exchange these properties in to class A or B or C properties that cash flow more than they do now even if interest rates are higher. I can show you some examples of how this works.
