@Ali Boone : Thanks a lot for your suggestion. I read the article on Detriot and it does seem little scary especially for a newbie like me! Do you have any good suggestions on few markets that I can potentially consider? I hear a lot of Kansas city and Indianapolis from our BP members.

What are some good buyer's markets now ? And how to get myself educated well about a particular market? For example, lets say I pick Dallas. How can I find whether its a buyer's/seller's market, good neighborhoods in that place, potential rents, vacancy rate, cash flow, future and past trends, etc?

@Clayton Mobley : Thanks a lot for the inputs Clayton. I need to do a lot of research still to finalize a market which would meet my criteria. I am thinking of starting with turnkey properties only. So, as you said, need to find some good turn key providers after finalizing the market.

@Andrew Johnson : Yeah even I was thinking about these other overheads (air + hotel, etc) every time I to travel to these markets. But I think most of the affordable buyer's market are either in the midwest or in the east coast, Do u have any suggestions of markets which are closer to west coast with SFRs in my budget?

Hello BP members,

I am a newbie here wanting to close atleast 1 deal by the end of this year.

I am interested in buy and hold, cash flow rental properties and planning to start off with a Single Family Residence. Since I live California and the prices are so crazy here, I have decided to invest out of state in some buyer’s market. Is starting with a turnkey property a good idea? I am thinking of markets like Cleveland or Detroit for my first deal. My budget is around 75 - 90 k for a Single family. What do you guys think? Any suggestions would be great.

Hey @Ryan Landis, thanks a lot for the info. I'll definitely attend them if I come to know about any meetups happening in South Bay. I have set the alert as "Bay Area". Hopefully that should alert me with few meetsup! Is there any regular meetups that happens once in a month or something like that?
