Hello Harita, I'm from azibo (in the process of getting my Premium membership). Thanks for the checklist and we almost check all the boxes, with a caveat for #3. The credit reports we send to the credit bureaus are those paid on time, which help build the renters' credit scores. Would love to connect to understand your needs and concerns better.
I spoke to someone from Azibo, what is the point if it is not reported when tenants don't pay in time.

Most of my tenants pay by zelle. Are there any softwares that I can use to collect rent online. Any recommendations ?

Lease says that "tenant should find someone or rent will be accelarated and pay for rest of the lease period".

Tenant did not pay rent for March. I sent a 3 day notice. The tenant texts me that she is vacating by end of this month. Lease ends in September. She is breaking lease. What options do I have?

What happens if Tenant pays, can I still go to court and ask for posession of my property, as he was not paying on time?

I called JP and they said I can accept rent and dismiss case anytime. I will court fee. What if the tenant pays all rent before court date. Even though there will be no use of going to court but tenant may not be regular with his rent for rest of the lease.

Sounds like a problem tenant who thinks he/she can play games with you. DO NOT ACCEPT A DIME. Show up in court with all your documentation and rental history. Ask the judge to compel tenant to pay up what is owned but still evict the tenant. Be prepared for tenant to complain that the property has big issues, needs a lot of repairs and paint you as a slum lord. Show up with photos of the property (inside/out) and a copy of any text or email correspondence with tenant over the last 6 months. Hope this helps.
Thanks Annette, I felt like he wants to stay till lease is up and vacate without paying rent. That is the reason I filed for eviction.
